Design Build Services

The Design-Build contract delivery system has grown in popularity. The primary benefit is the simplicity of having one party responsible for the overall development of the project. Under this Contract type, the Owner will typically negotiate a fixed price to complete the design and construction of the facility. Then the Design/Build team designs the complete facility, usually based on a preliminary scope or design presented by the Owner. The Design/Build team is then responsible for construction of the project, and for all coordination between design and construction. In construction as in any other business, time is money. In the design/build approach, phases may be overlapped saving time as well as costs, by reducing the amount of required supervision, job overhead and inflationary impact on construction costs.

Lighthouse Construction's role as a design-build contractor is a multidimensional one. Initially, the client will work with Lighthouse Construction´s design-build team to identify project needs. As the project progresses, the project manager and estimators will join the team to ensure a smooth transition through all phases of the construction process. In the conceptual design stage, much of the effort will focus on the overall scope of the project, such as square footage, footprint, layouts, and special and unique needs. As the design phase progresses and enters into the construction phase, the documents become more specific and detailed.

One unique aspect of the design/build method is that estimating and construction can actually begin while design is still underway. This provides for seamless value engineering and opportunities for substantial time savings. As the construction progresses, Lighthouse Construction will maintain open lines of communication with the owner, so that they are fully aware of all progress and schedules related to their project.

Lastly, our in-house expertise allows us to successfully take projects from the conceptual and design stage, through the final finished project. This allows the Owner to deal with one entity, Lighthouse Construction, Inc. At Lighthouse Construction Inc. we maintain responsibility for the project, allowing the Owner to concentrate on their own individual business matters.
