General ContractingEach Construction project is different and requires different preparation and management depending on the Contract. The traditional design-bid-build system, referred to as "General Contracting", remains one of the most popular delivery methods for you, the Owner. In this specific Contract type, the Owner hires Design Professionals to design the entire project including construction drawings, specifications and contract packages.
Once all the design work is completed, the Owner along with his/her Architect and/or Engineer, solicit bids from General Contractors to prepare bids for the work. The contractor selected to perform the construction is then responsible for constructing the facility in accordance with the design. The Design Professional typically maintains limited oversight of the work and responds to questions about the design on behalf of the Owner. This contracting system offers the advantage of being widely applicable, well understood, and with well-established and clearly defined roles for the parties involved. However, many construction Owners have experienced a variety of frustrations using this system, leading to the development of other methods and variations of the General Contracting contract method. When an Owner evaluates the General Contracting delivery method on a Project, our approach when meeting with an Owner is first review and evaluate the plans and specifications prepared by the Owner's Architectural and Engineering Team. In our evaluation we are reviewing the plans for constructability, schedule, means and methods to complete the Project. We also evaluate the Project status as it relates to Governmental Agency approval.
